Always. Every quote is in writing and sets out the scope of work, the materials and the total cost.
Often not. Most garage conversions that only change the inside of the building fall under permitted development. Some estates have had permitted development rights removed by a planning condition, so this is worth checking. Building regulations approval is always needed, from Cardiff Council in Cardiff or the Vale of Glamorgan Council in Penarth, Barry and Cowbridge. We check this before work starts.
In Wales, a front driveway over 5 square metres needs planning permission only if water runs off it onto the road. Using a permeable surface, such as gravel or permeable block paving, or draining the water to a lawn or border within your property, avoids the need for permission. A new dropped kerb needs separate consent from the council.
Under permitted development in Wales, a single-storey rear extension can generally be up to 3 metres deep, or 4 metres on a detached house, subject to conditions on height, materials and how much of the garden it covers. Larger extensions, listed buildings and homes in conservation areas may need full planning permission. We check the rules for your property before work starts.
It depends where you live. In Cardiff it is Cardiff Council. In Penarth, Barry, Cowbridge and the rest of the Vale it is the Vale of Glamorgan Council. In Pontypridd it is Rhondda Cynon Taf Council.
